Residential "Re-roof" permits, City of Omaha. Job values from a random sample of permits; values under $500 or over $200,000 excluded as likely placeholders or errors.

For comparison, This Old House puts the average Nebraska roof replacement at $7,473. Omaha's permit values run higher, which fits what you'd expect: permits cover full replacements, many on larger homes, and many after hail when insurance is paying.

Reroof permits by month

Residential Re-roof permit applications by month, City of Omaha, January 2024 to September 2026.

The pattern follows the weather. After the June 2024 hailstorms, applications stayed above 1,300 a month from July through October as roofers worked through the backlog. Quieter years still show a spring and summer rise. See Omaha hail history.

Questions

How much does a new roof cost in Omaha?

Based on 602 randomly sampled City of Omaha residential reroof permits from 2024 to 2026, the median job value listed on the permit was $11,000, and the middle half of jobs fell between $7,400 and $18,000. These are the values contractors or homeowners reported to the city, not final invoices.

How many roofs are replaced in Omaha each year?

The City of Omaha received 9,068 residential reroof permit applications in 2024 and 4,425 in 2025, and 1,951 from January through September 2026. These cover the City of Omaha only, not Bellevue, Papillion, La Vista or other cities with their own permit offices.

Why were there so many roof permits in 2024?

2024 was Omaha's biggest hail year since at least 2004, with 88 hail reports within 10 miles of the city, 71 of them in June. Reroof permits jumped from 398 in May to 1,038 in June and peaked at 1,759 in July 2024.

Is the permit job value what I'll pay?

Not exactly. The job value is the amount written on the permit application. It can leave out extras like decking repairs found during tear off, and some applicants round or estimate. Use it as a realistic local benchmark, then get written quotes for your own roof.
